Paving work we price in Garland
Most calls are one of three jobs. A homeowner whose driveway has cracked, heaved or sunk and wants it torn out and laid again in hot-mix. A business, church or HOA whose lot has gone gray and patchy and needs base repair and a new surface. Or a repair that has been put off: a dip by the garage, a broken edge where tires roll off, a pothole at the entrance everyone swerves around. Asphalt and blacktop are the same material: hot-mix spread by a paver or by hand and rolled tight while it is still hot.
Garland clay is the reason base work matters
Garland sits on Blackland Prairie clay. When it is wet it swells and lifts, and in a dry August it shrinks and opens cracks you can put a finger in. Pavement laid straight on that ground moves with it. Add spring storms that drop a lot of rain in an hour, hail, summer afternoons near 100 degrees, and the odd winter freeze, and you get the driveways and lots we see every week: alligator cracking where water got under the surface, edges that crumble, low spots that hold water by the garage door.
So a price from us starts below the asphalt. How much old material comes out, how deep the crushed stone base goes, how it is compacted, and how water will leave the surface. The hot-mix on top only lasts as long as the ground under it stays put.

Comparing paving contractors in Garland
Prices from different paving companies only compare if they describe the same job. Ask each one: what is the compacted thickness of the asphalt, two inches or three? How deep is the stone base, and is the old surface removed or paved over? Where does the water go at the street, the garage slab and the alley? Who hauls the old material away, and who handles a city permit if the approach at the curb is being redone? A short quote is not a cheaper quote, only a vaguer one. Ours lists each of these as its own line.
